Swire Properties, Habitat Development and Ivy Realty just unveiled new renderings of projects including Brickell City Centre and Smart Brickell.
Smart Brickell
Habitat Development released new renderings of Smart Brickell, and tapped Karen Elmir of Cervera Real Estate to handle sales and marketing of the mixed-use project.
The “smart” development will give residents Tesla batteries, electric car parking, access to a concierge app, Amazon Echo devices, and smart home features for lighting and appliances.
Smart Brickell will also allow unit owners to rent on home sharing platforms like Airbnb through the project’s hotel rental program, according to a press release. Overall, it will have three towers, each with a 50-room hotel, two with 50 condos and one tower with 70 condos.
Habitat, led by principal Santiago Vanegas, paid a combined $21.6 million for the 1.23-acre development site on Southwest Ninth Street between Second and Third avenues in Miami. Habitat spent a year-and-a-half assembling the properties, and completed the assemblage in June.
1674 and 1688 Meridian Avenue
Ivy Realty unveiled a new look for two office buildings it owns just off of Lincoln Road in Miami Beach.
The Greenwich, Connecticut-based investment firm paid nearly $49 million for the buildings at 1674 and 1688 Meridian Avenue in July 2016.
CBRE’s Maggie Kurtz, Diana Parker, Kevin Gonzalez, and Jason Krieger were hired to take over office leasing of the two Class A properties. Ivy Realty will invest more than $5 million into the renovations, which includes exterior and common area upgrades, new finishes and mechanical systems.
Brickell City Centre penthouse collection
Swire Properties just unveiled its penthouse collection at Reach and Rise at 68 Southeast Sixth Street and 88 Southwest Seventh Street in Miami, respectively.
Penthouses start at just under $4 million and have between three and five bedrooms, upgraded appliances and custom furnishings. Some units in the collection have private outdoor terraces with rooftop gardens, outdoor kitchens and pools.
Swire completed the two 43-story condo towers last year. Amenities include a half-acre amenity deck with heated pools, a poolside cafe, spa, gym and library. Reach is about 95 percent sold and Rise is about 55 percent sold, according to a spokesperson.
Overall, Brickell City Centre is a $1.05 billion, mixed-use development with 500,000 square feet of retail space, the 40-story East, Miami hotel and office space.
